What Is This Service?

A single, transparent reference for every quantity on your project

A Bill of Quantities (BOQ) measures all works in a construction project from the design drawings — giving contractors a common scope document to price on an identical basis.

Our service covers the full range of building and civil works — architectural and structural elements through to MEP installations, external works and fit-out — measured from 2D drawings, 3D models and specifications.

Problems this service solves

Receiving contractor tenders that are not like-for-like and cannot be properly compared
Discovering quantities were measured incorrectly at tender stage, only after award
Not knowing what is included — and what is not — in a contractor's price
Paying for quantities that were never built
Disputes about what was in the original scope of works

Our Process

From drawings to delivered BOQ — a clear, verified process

QS team reviewing drawings and measurements together
01

Drawings Received

You share architectural, structural and MEP drawings — PDF, DWG, IFC or native BIM — along with any specifications.

02

Quantities Measured

Our QS team measures every element using recognised methods of measurement, cross-checking against specifications and details.

03

Internally Verified

A senior QS reviews and verifies the measured BOQ for accuracy before it leaves our desk — no quantity goes out unchecked.

BOQ Delivered

You receive a fully formatted, editable BOQ — in Excel, NBS or your specified format — ready for tender issue.

When to Engage Us

Most clients engage us once drawings reach RIBA Stage 3–4 or equivalent — developed enough for accurate measurement. We also prepare approximate quantities earlier for budget planning, and subcontractor BOQ packages independently of the main contract programme.

Frequently Asked Questions

Common questions about BOQ services

A Bill of Quantities (BOQ) is a document that lists all the materials, labour and items of work required to complete a construction project, measured from the drawings. It is used to invite competitive tenders from contractors on a like-for-like basis, enabling a meaningful comparison of submitted prices.

We use recognised standard methods of measurement appropriate to the project and region — including RICS NRM, SMM7 (where applicable to the project) and bespoke measurement rules agreed with the client for specific project requirements in the UAE market.

Yes. We can extract and verify quantities from BIM models at appropriate LODs, supplemented by measurement from drawings where the model does not have sufficient detail. This is part of our BIM / 5D Cost Estimating service.

Yes — we frequently provide measured schedules for individual work packages, such as structural steel, MEP, finishes or external works, rather than the full project BOQ.

Timing depends on the scale and complexity of the project and the completeness of the design information. We will agree a programme with you at the outset and commit to it. For smaller fit-out or package BOQs, turnaround can be a few days. Larger projects require a few weeks of measurement.

Yes. In addition to our Dubai office, we provide remote BOQ and quantity takeoff services to clients in Saudi Arabia, the United Kingdom, Ireland, Australia and New Zealand — drawings are supplied electronically and BOQs returned in your preferred format.
